A quarter point is real money, and we compete on price. But the expensive part of a loan is rarely the rate. It is the three weeks lost to a lender who went quiet. The draw request that sat in a queue. The exit nobody flagged until the market had already moved. Those costs never appear on a term sheet, and they are the reason investors stay with us after the first deal.
