Commercial Property Markets: September 2026 Financing Review

One market update, several operating stories


A commercial financing request starts with the asset and the operator. Apartment rent collections, hotel room revenue, assisted living operations and car wash memberships need different supporting evidence. This September 15 review connects recently released research to the information a borrower can prepare for a financing discussion.


The data below describe national or surveyed markets. They do not establish the value, occupancy or financing terms of an individual property.


Multifamily: modest rent growth keeps collections in focus


CBRE's Q2 2026 apartment report recorded 4.3% vacancy and 0.5% year-over-year growth in average monthly rent. Completions fell 14% from a year earlier to 77,700 units. Source: CBRE, published July 29.


For a financing package, reconcile the rent roll to actual collections and identify concessions, delinquency and lease expirations. Show in-place performance separately from the projected result after renovation or lease-up. Local competing supply is more useful to that discussion than treating a national rent-growth figure as the property's forecast.

Hospitality: separate recurring revenue from event premiums


CoStar reported U.S. hotel occupancy of 69.7% in July 2026 and revenue per available room of $119.77, up 8.2% year over year. Some markets benefited from World Cup activity. Source: CoStar's July results, published August 25.


A hotel file should explain seasonality, group demand, local competition and any unusual event period. Include trailing operating statements, monthly room statistics, franchise information and the property improvement plan, where applicable. A strong month does not remove the need to fund renovation work or demonstrate cash flow through a slower season.


Senior housing and assisted living: occupancy is only part of the story


NIC reported 89.9% senior housing occupancy in Q2 2026, up 0.4 percentage points from Q1; 15 of its 31 primary markets reached at least 90%. These are aggregate senior housing figures, not an assisted-living-only measure. Source: NIC, July 9.


Distinguish independent living, assisted living and memory care in the submission. For a care-based operation, explain licensing, resident care mix, staffing costs, management experience and any transition plan. A real estate rent roll alone does not describe the operating business or the working capital it needs.


Car washes: connect membership revenue to retention


The International Carwash Association's Q3 Pulse release reported that 48% of surveyed consumers were less likely to return after confusing or broken payment, app or entry technology. This is a consumer survey finding, not an industry revenue-growth statistic. Source: ICA, August release.


For an acquisition or refinance, present site-level revenue, membership counts and cancellations, wash volume, utilities, maintenance and equipment needs. Reconcile recurring membership revenue to the operating statements. Identify whether the financing request covers real estate, equipment, an operating business or a combination.


What belongs in the first commercial submission


  • Property and purpose: asset type, location, acquisition or refinance, requested amount and timing.
  • Current operations: trailing statements and the relevant rent roll, room statistics, resident census or site-level operating report.
  • Sponsor and operator: ownership, experience, liquidity and who runs the asset day to day.
  • Capital plan: purchase or payoff amount, improvement budget, working capital and borrower equity.
  • Exit: the expected repayment source, timing and conditions that must be met.
