Can you provide proof of funds before I bid?

Yes. Send the properties you plan to bid on and we underwrite value and exit in advance, then issue a proof-of-funds letter backed by a real underwrite — not a template.

Is this the same as a hard money loan?

It is the same family of financing — short-term, asset-based private lending. The difference is process: pre-auction underwriting, compressed title coordination, and an exit plan (sale or DSCR refinance) structured at closing rather than figured out later.

What if the property needs renovation?

Rehab budgets are funded through draw schedules on top of the purchase bridge, released as work is completed and inspected — the same mechanics as our fix-and-flip program.

What can’t you finance at auction?

Owner-occupied primary residences and properties where we can’t establish a defensible value or clear title path. Everything else — occupied, as-is, no interior access — is priced, not declined.
