1031 Exchange Financing

1031 exchange bridge loans. The deadline is the deal.

When the 180-day clock is running, financing speed is the difference between a deferred gain and a tax bill. 818 closes replacement-property purchases in 10–21 days — asset-based, up to 75% LTV, with the permanent exit underwritten before the bridge funds.

The two deadlines

The 1031 clock doesn't negotiate.

Both deadlines run from the day your relinquished property closes — calendar days, not business days.

Day 0

Relinquished property closes

Your qualified intermediary holds the proceeds. Both exchange clocks start the same day — no extensions, no exceptions.

Day 45

Identification deadline

Replacement property (up to three candidates under the three-property rule) must be identified in writing to your QI.

Day 180

Closing deadline

The replacement purchase must be fully closed — funded and recorded. Miss it and the deferred gain becomes taxable.

818 Capital is a lender, not a tax advisor. Exchange structuring, identification rules, and deadlines are governed by IRC §1031 — work with your qualified intermediary and CPA on the exchange itself.

Why a bridge

Built for the window banks can't hit.

Bank timelines break exchanges

Conventional and agency underwriting routinely runs 45–60+ days. If your identification came late in the window, or the file hits a condition spiral, the 180-day deadline arrives before clear-to-close does.

Asset-based approval moves faster

We underwrite the replacement property and your exit — not your tax returns. Most 818 bridge closings fund in 10–21 days, with title and appraisal coordinated from day one.

The exit is planned at closing

Once the exchange is safe, refinance the bridge into a 30-year DSCR loan. We can pre-approve the DSCR exit on our own programs before the bridge funds, so the takeout is a plan — not a hope.

Reverse-exchange flexibility

Need to acquire the replacement before your current property sells? Bridge financing can carry the acquisition while your QI structures the reverse exchange.

Frequently asked

Common questions.

Can a bridge loan close inside the 1031 exchange 180-day window?

Yes — that is the primary use case. Most 818 bridge loans close in 10–21 days, which leaves room even when the replacement property is identified late in the 45-day window. We coordinate directly with your qualified intermediary and title from day one.

How is a 1031 bridge loan different from a hard money loan?

Mechanically they are close cousins — short-term, asset-based, fast. The difference is execution around the exchange: we underwrite with the QI in the loop, structure the loan so exchange proceeds and loan funds settle cleanly, and pre-approve the permanent DSCR exit up front rather than leaving you to find a takeout later.

What happens after the exchange closes?

You hold the bridge while the asset stabilizes, then refinance into a 30-year DSCR loan — qualification is based on the property’s rental income, not your tax returns. We can underwrite the exit on our own programs before the bridge funds.

Can you finance a reverse 1031 exchange?

Bridge financing can carry the replacement acquisition while your qualified intermediary structures the reverse exchange and your current property sells. Reverse exchanges have additional structuring requirements — bring your QI into the conversation early.

What leverage and terms should I expect?

Up to 75% LTV on the replacement property, 6–24 month interest-only terms, and asset-based underwriting — no tax returns or W-2s. Pricing depends on the asset, market, and exit.
