Personal real estate (on PFS), realized flip experience (off-balance-sheet track record), and active pipeline. Drives portfolio underwriting and liquidity stress.

Credit Authorization

FCRA-compliant authorization for consumer and business credit pulls, mortgage references, employment verification, and IRS Form 4506-C tax-transcript requests.

Business Purpose & NOO Certification

Establishes the loan as exempt from TILA, RESPA, and HOEPA consumer-loan rules. Certifies non-owner-occupied use, business purpose, sponsor experience, and SPE status.
